Current Status of Demand for New Building Flats in Beşiktaş.

On the housing side throughout Beşiktaş, I focus all my real estate work on new building flats and residences.
Etiler, Balmumcu, Gayrettep are the areas I focus on.
I follow the advertisements of new buildings for sale in relevant places and the demand I observe is weak, at least not satisfactory.
However, the rate of old buildings throughout Beşiktaş is quite higher than new buildings.
In other words, it is not easy to find an apartment in the new building.
If we leave A+ residence projects aside, the number of buildings under construction is extremely limited.
Despite this, the very slow pace of sales shows that people are waiting.
It is important to be aware that price increases in housing are instantaneous and aggressive in the current structure.
Therefore, in my opinion, the approach of "I wait for the interest rate, the flats are already stagnating" is not very healthy.
Moreover, in my opinion, real estate, including housing, will continue to be one of the most attractive money saving and investment tools, and in a more noticeable way.
As a result, I think buying flats at acceptable price levels will never upset the buyers in new buildings.
On the rental side, demand is stronger.
